Concrete vs Clay vs Stone-Coated Roof Tiles: A Malaysian Comparison

In Malaysia, concrete roof tiles are the budget like-for-like choice at RM9 to RM15 per sq ft. Clay tiles suit heritage and older homes but are quoted after inspection. Stone-coated aluminium-zinc interlocking tiles cost RM18.50 to RM25 per sq ft, weigh far less and carry a 20-year warranty. Truss condition often decides.

Concrete vs Clay vs Stone-Coated Roof Tiles: A Malaysian Comparison

Three tiles, three very different roofs

Walk through any Malaysian taman and you will see all three. Concrete tiles dominate 1990s and 2000s terraces and semi-Ds. Clay tiles appear on older bungalows, some pre-war shophouses and homes in heritage areas of Penang, Ipoh and Melaka. Stone-coated tiles are increasingly common on re-roofed houses because they look like tiles but behave more like a metal roof.

Here is how they compare from the roof, not from a brochure.

Concrete tiles

Concrete tiles are what most of our terrace inspections find. They are quiet and affordable, and individual broken tiles are easy to replace. With age they become porous, the surface coating wears off, moss grows and the ridge mortar cracks. Aircond and water tank servicing often cracks tiles too.

Like-for-like roof tiles replacement at RM9 to RM15 per sq ft makes sense when the truss is sound. On a 1,400 sq ft terrace roof, that is roughly RM12,600 to RM21,000.

Clay tiles

Clay tiles have a classic look and keep their colour well. Their downside in a tropical climate is weight and brittleness: old clay tiles crack easily underfoot, and wind-driven rain gets under slipped ones. Sourcing matching tiles for a partial repair can also be difficult.

Clay tile replacement is quoted after inspection, because availability and the condition of the roof vary so much. For homes where appearance matters, such as in heritage zones, check local council rules before changing the roof type.

Stone-coated aluminium-zinc interlocking tiles

These are metal panels coated with stone granules, shaped to look like tiles. Each panel covers the area of several conventional tiles and locks into the next, so there are far fewer gaps for rain to get through. They are much lighter than concrete or clay, which takes load off an old timber truss.

They carry the longest warranty in our range at 20 years. A 1,400 sq ft roof is about RM25,900 to RM35,000, excluding truss. Roofs steeper than 30 degrees add about 15%, so the same roof becomes about RM29,785 to RM40,250. See roof replacement.

Weight and your truss

Heavy tile roofs put more load on the truss. On 1990s terraces with timber trusses, termite damage and sagging are common. Putting a full new load of heavy tiles on a weakened truss is asking for trouble. Our technician checks the truss once tiles are lifted, and any roof truss work is quoted after a structural check. If budget allows, a lighter roof is the safer choice for an old truss.

If you are not ready to re-roof

Not every roof needs replacing. If most tiles are sound, a roof leak repair at RM350 to RM1,800 can fix cracked tiles, ridge mortar and flashing. A heat-reflective coating at about RM6 per sq ft can refresh concrete tiles and cut heat, provided the tiles are not brittle. See our guide on roof coating vs roof replacement.

Frequently asked questions

Which roof tile is best in Malaysia?

For most homes, stone-coated interlocking tiles offer the best balance: lighter weight, fewer joints and a 20-year warranty, at RM18.50 to RM25 per sq ft. Concrete tiles remain the budget choice at RM9 to RM15 per sq ft when the truss is sound. Clay suits heritage looks.

How much do concrete roof tiles cost in Malaysia?

Like-for-like concrete roof tile replacement costs RM9 to RM15 per sq ft in 2026. A 1,400 sq ft double-storey terrace roof is about RM12,600 to RM21,000, excluding truss work. Roofs steeper than 30 degrees add about 15%. Exact price is confirmed after a free inspection.

Are clay tiles better than concrete tiles?

Clay tiles keep their colour longer and suit traditional and heritage homes, but they are heavy, brittle with age and harder to match for repairs. Concrete tiles are easier to source and replace. Neither is clearly better; it depends on the look you want and your truss condition.

Are stone-coated roof tiles noisy?

No. The stone granule coating and the interlocking profile dampen rain sound, so stone-coated tiles are generally quiet. They are very different from plain zinc or metal sheet, which drums loudly in heavy rain.

Can I mix new tiles with old tiles?

Yes for small repairs, but new tiles rarely match the faded colour of old ones, and slightly different profiles can leave gaps. For large areas, replacing a whole roof slope gives a cleaner, more watertight result. Our technician will advise on site.
