Roof Coating and Roof Painting in Malaysia: Ceramic Heat-Reflective

Roof tiles in Malaysia fade, grow algae and absorb water after years of sun and rain. A proper roof coating restores the surface and, with a ceramic heat-reflective system, reflects a good share of the sun's heat so the roof space and upper rooms run cooler. It is a popular way to refresh a sound roof without replacing it.

Roof painting is not just a cosmetic job, though. Painting over cracked tiles or failed ridge mortar hides the problem until the next storm. Our CIDB-registered installation partner repairs first, then coats, on terraces, semi-Ds, bungalows and metal roofs across the Klang Valley, Johor, Penang, Perak, Kedah, Negeri Sembilan, Melaka and Kuantan. Is your roof a good candidate for coating?

Coating works best on a roof that is structurally sound but tired on the surface. Our technician checks this before quoting.

  • Good candidate: faded, porous or algae-stained concrete tiles that are otherwise intact
  • Good candidate: metal roofs with surface oxidation but no holes or loose fixings
  • Needs repair first: cracked or slipped tiles, broken ridges, failed flashing
  • Not suitable alone: active leaks through a flat concrete slab; this needs a waterproofing membrane
  • Consider replacement: tiles crumbling across the whole roof

How we coat a roof, step by step

  • Inspect the roof and roof space, and agree on the repairs needed
  • High-pressure wash to remove algae, dirt and loose paint, then allow to dry
  • Replace broken tiles, re-point ridges and seal flashing
  • Apply primer or sealer suited to the tile or metal surface
  • Apply ceramic heat-reflective topcoats to the specified thickness
  • Final check and handover with the 5-year warranty

Roof paint vs ceramic heat-reflective coating

Ordinary roof paint changes the colour and gives some surface protection. A ceramic heat-reflective coating contains reflective fillers designed to bounce back more of the sun's heat, which matters on Malaysian roofs that sit under intense sun most of the year. Lighter colours reflect more heat than dark ones.

Coating is also not a replacement for insulation. For a bigger reduction in heat, combine it with roof insulation or ventilators.

  • Standard roof paint: cosmetic refresh, quoted after inspection
  • Ceramic heat-reflective coating: refresh plus heat reduction, 5-year warranty
  • Metal roof coating: suits zinc and metal deck roofs with sound sheets and fixings

Roof coating price in Malaysia (2026 indicative)

Ceramic roof coating is priced per square foot of roof area. Any tile, ridge or flashing repairs found during inspection are added to the quotation. Roofs above 30 degrees add about 15%. The exact price is confirmed after the free inspection, as roof design, pitch, access and surface condition all affect the job.

Our process: inspection, quote, works, warranty

  • Book online with your address and a few photos of the roof
  • We confirm a free inspection with the nearest branch team, usually within 1 to 3 working days
  • Our technician checks the tiles, ridges and roof space, and quotes on the spot
  • You confirm and pay a deposit; works are scheduled for a dry spell
  • Balance on completion and the 5-year warranty is issued

When to coat your roof

Coatings need dry weather to cure, so plan the job outside the wettest monsoon weeks where possible. A dry spell of a few days is ideal. If your roof is already leaking, fix the leak first; coating is the final step, not the first. After coating, keep foot traffic to a minimum and clean gutters regularly so water drains away freely.

Frequently asked questions

How much does roof coating cost in Malaysia?

Ceramic heat-reflective roof coating costs about RM6 per sq ft in 2026, so a 1,400 sq ft terrace roof is roughly RM8,400, with a 5-year warranty. Repairs to broken tiles or ridges are quoted on top. The exact price is confirmed after our free inspection, based on roof size, pitch, access and condition.

Does ceramic roof coating really reduce heat?

A ceramic heat-reflective coating reflects more of the sun's radiation than a faded, dark tile, so less heat is absorbed into the roof and the space beneath. How much cooler your home feels depends on colour, insulation and ventilation in the roof space. For bigger gains, many owners combine coating with insulation or ventilators.

Can roof coating stop leaks?

Coating alone is not a leak repair. It can seal hairline porosity on tiles, but cracked tiles, broken ridge mortar and failed flashing must be repaired first. For flat concrete roofs that leak, a waterproofing membrane is the correct fix. Our technician will identify any leaks during the free inspection.

How long does roof painting take?

A typical terrace or semi-D roof takes about three to five working days, including washing, drying time, repairs and coats. Rain can add a day or two, because each coat needs a dry surface to cure. Our site team schedules around the weather to protect the finish.

How long does a roof coating last in Malaysia?

Our ceramic heat-reflective roof coating carries a 5-year warranty. Real-world life depends on surface preparation, sun exposure, foot traffic and how well gutters and valleys are kept clear. Proper washing and priming before coating are the biggest factors in how long it lasts.

Can I paint my roof myself?

DIY roof painting is risky. Walking on old tiles cracks them, work at height is dangerous, and poor washing or priming makes paint peel within a year or two. A professional job also includes repairing broken tiles and ridges first and comes with a 5-year warranty.

Which roof paint colour is best for Malaysian weather?

Lighter colours reflect more heat and generally help keep the roof cooler under Malaysian sun. Darker colours may hide dirt better but absorb more heat. Many housing areas have a common roof colour, so check with your management or council if you live in a gated or strata scheme before choosing.

Can metal and zinc roofs be coated?

Yes, if the sheets are still sound. The surface is cleaned, rust spots are treated, loose screws are replaced, and a suitable primer and coating are applied. Badly rusted or perforated sheets should be replaced instead, often with an insulated metal deck roof. Our technician checks this on site.
