A roof leaking during a Klang Valley thunderstorm rarely drips where the water actually gets in. Water enters at a cracked tile, a failed flashing or an overflowing valley gutter, then runs along the timber truss or ceiling board before it shows up as a stain in your living room.
Malaysia Roofing Specialist handles roof leak repair for terraces, semi-Ds, bungalows, shophouses and flat-roofed car porches across the Klang Valley, Johor, Penang, Perak, Kedah, Negeri Sembilan, Melaka and Kuantan. Works are carried out by our CIDB-registered installation partner, with 100+ site teams nationwide. Book a free roof inspection to get a clear cause and a written price.
Why is my roof leaking? Common causes in Malaysian homes
Most roof leaks in Malaysia come from a short list of causes. Our heavy afternoon storms, 2,000 to 4,000 mm of rain a year and strong sun every day age a roof faster than many owners expect, especially on 1990s and 2000s terraces with original concrete or clay tiles.
If your roof only leaks sometimes, it is usually wind-driven rain: water is pushed sideways under a shifted tile or past a cracked ridge only when the storm comes from one direction.
- Cracked, slipped or broken roof tiles, often after aircond or satellite installers walked on them
- Cracked ridge and hip mortar letting water into the roof space
- Failed flashing where the roof meets the party wall or parapet on terrace houses
- Clogged gutters and valley gutters overflowing into the ceiling during heavy rain
- Ponding water and failed membrane laps on flat concrete roofs and car porches
How we fix a roof leak, step by step
We work from the cause, not the symptom, and do not quote until we know where water enters.
- Triage: does it leak only when it rains, or also when it is dry? A dry leak usually points to plumbing, aircond drainage or the water tank, not the roof
- Roof walk or drone check where safe, plus a look inside the roof space at the truss and underside of the tiles
- Water test on the suspected area and moisture check on the ceiling to confirm the entry point
- Repair: replace cracked tiles, re-bed and re-point ridge and hip mortar, reseal or replace flashing, clear and realign gutters
- Final water test, photos of the work, and clean-up of broken tiles and debris
Repair options: patch, partial fix or bigger job
Not every leak needs a new roof. For a single cracked tile or a short run of failed flashing, a minor repair is the right answer. If tiles are brittle and the roof leaks in several places, we will tell you honestly that patching no longer pays.
For flat roofs and car porches, the fix is usually a proper membrane rather than sealant. See roof waterproofing and torch-on membrane. For tired tiled roofs, compare tile replacement with a full roof replacement.
- Minor repair: reseal tiles, ridge or flashing over a small area
- Partial tile replacement: like-for-like concrete tiles for a damaged section
- Membrane waterproofing: for flat concrete roofs, slabs and car porches
- Full re-roof: when the tiles or sheets are at the end of their life

When to act, and how to prevent the next leak
Water sitting on plaster ceiling boards causes sagging, mould and, at worst, collapse. If you see a new stain after a storm, book an inspection before the next monsoon season, the northeast monsoon from November to March or the southwest from May to September.
Prevention is simple: clear gutters before the rainy months and have the roof checked after any aircond, solar or satellite work.

Frequently asked questions
How much does roof leak repair cost in Malaysia?
A minor roof leak repair, such as resealing cracked tiles, ridge mortar or flashing over a small area, typically costs RM350 to RM1,800 in 2026. Larger jobs like tile replacement start from RM9 per sq ft. The exact price is confirmed after our free inspection, because roof pitch, access and the extent of damage all affect the work.
Why does my roof only leak sometimes?
A roof that only leaks during certain storms usually has a wind-driven rain problem. Water is pushed sideways under a shifted tile, past a cracked ridge or over a short flashing only when the rain comes from one direction or is very heavy. Overflowing valley gutters are another common cause.
My ceiling drips even when it is not raining. Is it the roof?
Probably not. A leak that appears on dry days usually comes from a plumbing pipe, the water tank in the roof space, or aircond drainage. That is why our first question is always whether it leaks only when it rains.
How long does a roof leak repair take?
Most minor roof leak repairs on a terrace or semi-D are completed within one working day once materials are on site. Inspection slots are usually available within 1 to 3 working days, though storm season books out faster. Larger jobs can take several days depending on weather.
Can I fix a roof leak myself with sealant or tape?
Roof tape or sealant can be a short-term stopgap, but it often fails within months under Malaysian sun and rain, and it may be on the wrong tile because water travels before it drips. Walking on concrete or clay tiles also cracks them easily. For safety and a lasting fix, it is better to have the source confirmed by a technician.
Is there a warranty on roof leak repair?
Yes. Minor roof leak repairs come with up to 1 year workmanship warranty. Membrane waterproofing for flat roofs carries 10 years, and a full stone-coated re-roof carries 20 years. The warranty is issued after the works are completed and the balance is paid, and covers the area we repaired.
Can you repair a roof leak during the rainy season?
Yes, but we work around the weather. Inspections can go ahead in most conditions, and repairs are scheduled in dry windows, usually mornings before the afternoon storms common in Malaysia. For severe leaks, a temporary cover can go on first, with the permanent repair done once the roof is dry.
Do you repair roof leaks in condominiums and apartments?
For strata properties, the roof is usually common property under the Strata Management Act 2013, so the JMB or MC is responsible for it. If the leak comes from within your own parcel, such as a private terrace or bathroom, we can inspect and quote for you directly. We can also quote for management bodies.
