Free Roof Inspection and Leak Detection in Malaysia

Most failed leak repairs in Malaysia fail for one reason: the wrong spot was fixed. Water travels along trusses, slabs and pipes before it drips, so a stain in the bedroom may come from a ridge two metres away, a gutter, an upstairs toilet or an aircond drain. Proper leak detection finds the entry point first, so you only pay for the repair that will actually work.

Malaysia Roofing Specialist offers a free roof inspection across the Klang Valley, Putrajaya, Negeri Sembilan, Melaka, Johor, Penang, Kedah, Perak and the Kuantan side of Pahang. Inspections are carried out by our CIDB-registered installation partner, with 100+ site teams nationwide. Book your free inspection online at any time.

When you should book a roof inspection

  • A new ceiling stain, drip or damp patch after rain
  • A leak that keeps coming back after a previous repair
  • Before buying or renovating an older terrace, semi-D or bungalow
  • After a severe storm, falling branches, or aircond, solar or satellite works on the roof
  • Before the northeast monsoon (November to March) on an ageing roof

How our leak detection works

Our technician combines simple questions with on-site tests. The goal is to confirm the cause, not guess at it.

  • Triage: does it leak only when it rains, or also when it is dry? Dry leaks point to plumbing, water tank or aircond
  • Moisture check on the ceiling and walls to map the wet area
  • Roof space check of the truss, underside of tiles, pipes and tank
  • Roof walk, or drone check where walking is unsafe, to look at tiles, ridges, flashing and gutters
  • Water test on suspected areas to reproduce the leak
  • Explanation of the cause with photos, and a quotation on the spot

What we inspect

A full inspection covers every common leak path in Malaysian homes. Depending on what we find, the repair may fall under roof leak repair, gutters, bathroom waterproofing or wall crack repair.

  • Roof tiles, ridges, hips and valleys
  • Flashing at party walls, parapets and chimneys
  • Gutters, valley gutters and downpipes
  • Flat roofs, car porches and roof slabs
  • Bathrooms above stained ceilings, water tanks and aircond drainage
  • External walls and window frames

Frequently asked questions

Is the roof inspection really free?

Yes. Our roof inspection and on-the-spot quotation are free in our coverage areas across Kuala Lumpur, Selangor, Putrajaya, Negeri Sembilan, Melaka, Johor, Penang, Kedah, Perak and the Kuantan side of Pahang. Remote areas such as Mentakab, Raub and outer Pahang carry an RM150 inspection fee. There is no obligation to proceed.

How much does roof inspection cost in Malaysia?

With us, the inspection is free in coverage areas and RM150 in remote areas. Repairs found during the inspection are quoted on the spot; for example, minor roof leak repair is RM350 to RM1,800 and membrane waterproofing RM7 to RM9 per sq ft. The exact price is confirmed after inspection.

How do you find where a roof leak is coming from?

Our technician asks when the leak happens, maps the wet area with a moisture check, inspects the roof space and walks the roof or uses a drone where walking is unsafe. A water test on suspected areas then reproduces the leak to confirm the entry point before any repair is quoted.

How long does a roof inspection take?

A typical inspection for a terrace or semi-D takes about 30 minutes to an hour, depending on roof size, access and how many leak points there are. Bungalows, shophouses and commercial roofs can take longer. You receive the explanation and quotation at the end of the visit.

How soon can you come for an inspection?

Inspection slots are usually available within 1 to 3 working days. During storm season, especially the inter-monsoon months of April and October and the northeast monsoon, slots fill faster. Sending photos or a short video when you book helps us prioritise urgent leaks.

Can you detect leaks that are not from the roof?

Yes. Many ceiling leaks come from upstairs bathrooms, water tanks, pipes or aircond drainage. That is why our first question is whether it leaks only when it rains. Our technician checks these sources too, so you get the right fix rather than unnecessary roof work.

Do I need to be home during the inspection?

Yes, an adult should be present to give access to the ceiling hatch, rooms below the leak and any upstairs bathroom. It also helps to explain when the leak appears. Our technician walks you through the findings and quotation at the end.

Do you inspect roofs before I buy a house?

Yes. A pre-purchase or pre-renovation roof inspection is useful for older terraces and bungalows, where tiles, ridges and timber trusses may be near the end of their life. Our technician reports what was found and provides a quotation for any recommended works.
