Roof Repair Cost in Malaysia (2026 Price Guide)
In Malaysia, a minor roof leak repair costs RM350 to RM1,800 in 2026. Bigger jobs are priced per square foot: waterproofing RM7 to RM9, PU-foam metal deck RM14 to RM22, stone-coated tiles RM18.50 to RM25. Exact price is confirmed after a free inspection, usually booked within 1 to 3 working days.

Roof repair prices in Malaysia at a glance
This is the price table our site teams quote from in 2026. Every figure is an indicative range for landed homes in Peninsular Malaysia. The final figure depends on your roof design, pitch, access and how far the damage has spread, which is why we confirm it only after the free inspection.
If your job is not on this list, it is quoted after inspection. We would rather tell you that than guess a number on the phone.

Minor leak repair: RM350 to RM1,800
Most calls we get after an October thunderstorm in the Klang Valley are small leaks: a cracked concrete tile, ridge mortar that has split, or flashing that has lifted along the party wall of a double-storey terrace. These are handled as a roof leak repair and land in the RM350 to RM1,800 band.
The low end is a single reseal with easy access. The top end is a few problem spots on a taller roof, or a valley gutter that needs cleaning and re-flashing on both sides. Workmanship warranty is up to 1 year.
- Cracked or shifted tiles above one room
- Ridge and hip mortar cracking
- Failed flashing at the party wall or parapet
- Aircond trunking or solar panel mounting holes that were never sealed
Flat roof and car porch waterproofing: RM7 to RM9 per sq ft
Flat reinforced concrete roofs on shophouses, car porches and terrace extensions do not leak like tiled roofs. Water ponds, finds a hairline crack and travels. The fix is a full membrane system, either liquid-applied or torch-on membrane, at RM7 to RM9 per sq ft with a 10-year warranty.
Worked example: a 20 ft by 18 ft car porch is 360 sq ft. At RM7 to RM9 that is roughly RM2,520 to RM3,240. A 1,000 sq ft shophouse roof works out at about RM7,000 to RM9,000.
Re-roofing costs: tiles, metal deck and stone-coated
When tiles are brittle across the whole roof, patching becomes money down the drain. A full roof replacement is priced per sq ft of roof surface, not floor area. For a typical 1,400 sq ft terrace roof:
| Option (1,400 sq ft roof) | Rate | Indicative total |
|---|---|---|
| Concrete tiles, like-for-like | RM9 - RM15 / sq ft | RM12,600 - RM21,000 |
| PU-foam metal deck | RM14 - RM22 / sq ft | RM19,600 - RM30,800 |
| Stone-coated interlocking tiles | RM18.50 - RM25 / sq ft | RM25,900 - RM35,000 |
| Heat-reflective coating only | About RM6 / sq ft | About RM8,400 |
Extra items that change the final quote
The per-square-foot rate is only part of it. These items are what usually separates two quotes for the same house:
- Pitch: roofs steeper than 30 degrees add about 15% for wastage and safety. On the PU-foam metal deck example above, RM19,600 to RM30,800 becomes about RM22,540 to RM35,420.
- Timber truss condition: termite or rot damage is found once the tiles come off. Roof truss work is always quoted after a structural check.
- Gutters: a 20 ft terrace usually has about 40 ft of front and back gutter. At RM35 to RM90 per ft that is RM1,400 to RM3,600. See gutter replacement.
- Ventilation: a 2-piece turbine set is about RM3,400, a 3-piece set about RM4,800.
- Access: tight back lanes, scaffolding over a neighbour's porch, or condo rooftop access managed by the JMB or MC.
Indoor jobs people mistake for roof leaks
Not every ceiling stain comes from the roof. Our technician always asks: does it leak only when it rains, or also when it is dry? A dry-weather leak usually points to plumbing, the aircond drain or the water tank.
A leaking upstairs bathroom is a bathroom waterproofing job at RM2,500 to RM6,000 per bathroom including hacking and re-tiling, with a 5-year warranty. Damp patches through external walls are often a wall crack repair with PU injection at RM25 to RM60 per linear ft. A 10 ft crack is roughly RM250 to RM600.
Why the cheapest quote is often the most expensive
A tukang who seals one tile with silicone for a small fee has not necessarily found the cause. Water can enter metres away from where it drips, run along a batten or truss, and appear above a different room. That is how a small repair turns into a ceiling replacement two monsoons later.
Before you compare quotes, check that each one names the cause, the method, the area in sq ft and the warranty period. If a quote does not say what is being fixed, it is not a quote.

Frequently asked questions
How much does it cost to repair a roof leak in Malaysia?
A minor roof leak repair in Malaysia costs RM350 to RM1,800 in 2026. That covers resealing tiles, ridge mortar or flashing over a small area, with up to 1 year workmanship warranty. Larger leaks that need full waterproofing or re-roofing are priced per sq ft. The exact figure is confirmed after a free inspection.
How much does it cost to replace a whole roof in Malaysia?
For a 1,400 sq ft terrace roof, like-for-like concrete tiles cost about RM12,600 to RM21,000, a PU-foam metal deck about RM19,600 to RM30,800, and stone-coated tiles about RM25,900 to RM35,000, all excluding truss work. Steep roofs over 30 degrees add about 15%. The final price is set after inspection.
Is roof inspection free?
Yes. Inspection and on-the-spot quotation are free in our coverage areas across the Klang Valley, Negeri Sembilan, Melaka, Johor, Penang, Kedah, Perak and Kuantan. Remote areas such as Mentakab, Raub and outer Pahang carry an RM150 inspection fee. Slots are usually available within 1 to 3 working days, though storm season books out faster.
Why do roof repair quotes in Malaysia vary so much?
Quotes vary because of roof pitch, access, truss condition and whether the contractor actually finds the cause. A quick silicone patch and a proper flashing repair can look like the same job on WhatsApp. Compare the cause named, the method, the area in sq ft and the warranty, not just the total.
Does roof repair cost include ceiling repair?
Not usually. Roof repair covers the source of the leak on the roof. Damaged plaster ceiling boards are a separate item and are quoted after inspection, because the extent of water damage varies. Fix the roof first, let the ceiling dry, then replace the stained or sagging boards so the new ceiling is not ruined by the next storm.
When is the best time to repair a roof in Malaysia?
Book before the monsoon. Inter-monsoon thunderstorms hit the Klang Valley hard in April and October, and the northeast monsoon runs from November to March. Inspection slots fill up quickly once the rain starts. Dry spells between storms are best for membrane and coating work, which needs a dry surface to bond.
