Roof Truss Termite Damage: Signs Every Malaysian Homeowner Should Know
The main signs of termite damage in a roof truss are mud tubes on timber or walls, wood that sounds hollow or crumbles when pressed, a sagging ridge line, cracked ceiling cornices and roof tiles that suddenly shift or leak. Older timber trusses are most at risk. Truss repair is quoted after a structural check.

Why Malaysian roof trusses are at risk
Many double-storey terraces and semi-Ds built in the 1990s and 2000s have timber roof trusses. Our warm, humid climate is ideal for subterranean termites, which travel up from the soil through walls, pipes and gaps to reach the timber in the roof space. Leaks make it worse: damp timber is easier for termites to attack, and rot weakens it further.
The problem is that the roof space is out of sight. By the time most owners notice, the damage has been going on for a long time.
Signs you can spot from inside the house
You do not need to climb into the roof to notice early warnings. Watch for these:
- Mud tubes on walls, along pipes, or around the ceiling access hatch
- Small piles of what looks like soil or powder below ceiling boards
- Cracks in the ceiling cornice, especially along the line of a truss
- Ceiling boards sagging or stained in a line
- Swarms of winged termites (kelkatu) indoors after evening rain
- Doors and window frames upstairs that suddenly stick, or skirting that sounds hollow
Signs you can spot from outside
Stand across the road and look at your roof line against the sky. Then compare it with your neighbours'.
- A ridge line that dips or bows in the middle
- Roof slopes that look wavy instead of flat
- Tiles that have shifted or slipped in one area for no obvious reason
- New leaks appearing in rooms that were dry before
- Gaps opening at the party wall flashing between you and your neighbour
What our technician checks in the roof space
During an inspection, where access is safe, our technician goes into the roof space with a torch and checks the truss members directly.
| Check | What it means |
|---|---|
| Mud tubes on truss timber | Active or past termite route |
| Timber sounds hollow when tapped | Inside has been eaten away |
| Screwdriver sinks into timber | Severe termite or rot damage |
| Dark, soft timber near leak points | Rot from long-term water entry |
| Gaps at joints or nail plates | Members have shrunk, shifted or failed |
| Visible sag or bowing | Truss is no longer carrying the load properly |
Why this matters for your roof
A damaged truss does more than threaten the structure. As timber weakens and moves, battens shift, tiles lose their alignment and ridge mortar cracks. That opens new leak paths, which wet more timber and invite more termites. Patching leaks without dealing with the truss just restarts the cycle.
The weight of the roof matters too. Concrete and clay tiles are heavy. A weakened truss under a heavy tile roof is a real safety concern, which is why we never re-tile over damaged timber.
What happens next: repair options
Truss work always depends on what the inspection finds, so it is quoted after a structural check rather than from a table. Typical approaches include:
- Strengthening: adding or sistering new members alongside damaged ones where damage is limited
- Partial replacement: replacing badly affected trusses or sections
- Full replacement: usually combined with a re-roof when damage is widespread
- Lighter roofing: switching to a PU-foam metal deck (RM14 to RM22 per sq ft) or stone-coated tiles (RM18.50 to RM25 per sq ft) reduces the load on the structure
Deal with termites and leaks together
Repairing the truss without stopping the termites, or without fixing the leaks that dampen the timber, wastes money. Get the termite colony treated by a licensed pest control company, and fix any roof leaks at the same time. Minor roof leak repair runs RM350 to RM1,800. If tiles have to come off for truss work, it is often the right time for a roof replacement.
Worked example: a 1,400 sq ft double-storey terrace re-roofed in PU-foam metal deck is about RM19,600 to RM30,800 for the roofing, with truss repair quoted separately after the structural check.
Suspect termites in your roof? Get it checked
If you have seen mud tubes, a sagging ridge or cracked cornices, book an inspection before the next monsoon. Our technician will check the roof space where safe, explain what the damage means and give you a quotation on the spot. Truss work is quoted after inspection; other prices are indicative.

Frequently asked questions
How do I know if my roof truss has termites?
Look for mud tubes on walls or pipes near the ceiling, soil-like droppings below ceiling boards, cracked cornices, sagging ceilings and a dipping ridge line seen from outside. Timber that sounds hollow or crumbles when pressed confirms damage. A roof space inspection gives a clear answer.
How much does roof truss repair cost in Malaysia?
Roof truss strengthening or replacement is quoted after inspection because it needs a structural check. The cost depends on how many members are damaged and whether the roof covering has to come off. If you are re-roofing anyway, truss work is quoted alongside the roofing.
Can a termite-damaged roof truss collapse?
Severe damage can make a truss unsafe, especially under a heavy concrete or clay tile roof. Warning signs include a visible sag, cracking sounds and rapidly spreading ceiling cracks. If you see these, keep people out of the affected rooms and get an inspection quickly.
Should I change to a metal deck roof if my truss has termites?
It is worth considering. PU-foam metal deck is much lighter than concrete tiles, which reduces the load on the structure. Damaged members still need repair first. Metal deck costs RM14 to RM22 per sq ft excluding truss work, with a 10-year warranty.
Do you treat termites as well?
Our site teams repair and strengthen the roof truss and fix the roof. Termite colony treatment should be done by a licensed pest control company. Treating the termites and fixing roof leaks that keep timber damp are both needed to stop the damage coming back.
