Waterproofing rates in one table

Waterproofing is quoted in different units depending on where the water is getting in. Here are our 2026 indicative rates.

What RM7 to RM9 per sq ft covers

This is the rate for proper flat roof roof waterproofing, either a liquid-applied system or a torch-on membrane. It is a full system, not a coat of paint.

  • Cleaning and preparing the slab, including removing loose old layers
  • Treating visible cracks before the main layer goes on
  • Primer to help the system bond to concrete
  • The membrane or liquid layers, carried up the parapet and wall upstands
  • Detailing around drain outlets, pipes and brackets
  • Water test where practical, and a 10-year warranty

Measure length times width of the flat area in feet to get square feet, then apply the range.

Semi-D car porch30 x 20 ft = 600 sq ftRM4,200 - RM5,400
Shophouse flat roof1,000 sq ftRM7,000 - RM9,000

Why the rate moves between RM7 and RM9

Two jobs of the same size can be priced differently. These are the usual reasons:

  • Old layers to remove: peeling or blistered coatings must come off first.
  • Number of penetrations: water tanks, aircond brackets, solar mounts and pipes all need extra detailing.
  • Parapets and upstands: a roof surrounded by high walls has more vertical area to cover.
  • Access: shophouse roofs reached only through a narrow staircase or a back lane take longer.
  • Ponding: low spots that hold water may need extra treatment.

Small jobs are confirmed on site

For a very small area, such as one balcony, the per-square-foot figure does not always tell the whole story, because the crew, materials and set-up are much the same for 80 sq ft as for 300. Small jobs are confirmed on the quotation after inspection. If a leak is at one specific point on a tiled roof, it is usually a roof leak repair priced per job instead.

Bathrooms are priced per room, not per sq ft

Water coming through the ceiling below an upstairs bathroom is rarely a roof problem. It is usually failed waterproofing under the floor tiles, or around the floor trap and shower. Proper bathroom waterproofing means hacking the tiles, applying a new waterproofing layer and re-tiling. That is why it is priced at RM2,500 to RM6,000 per bathroom, with a 5-year warranty. Grout sealers sold as no-hacking fixes tend to be short-term.

Condo and apartment owners: check who pays

If you live in a condominium or apartment and water is coming from the rooftop or a common wall, it may be common property. Under the Strata Management Act 2013, common property is the responsibility of the JMB or MC, while areas within your parcel, such as your own bathroom, are yours. Report rooftop leaks to management in writing first.

Frequently asked questions

How much is waterproofing per square foot in Malaysia?

Flat roof, slab and car porch waterproofing costs RM7 to RM9 per sq ft in 2026, using liquid or torch-on membrane systems with a 10-year warranty. Heat-reflective roof coating is about RM6 per sq ft with a 5-year warranty. The exact rate is confirmed after a free inspection.

How much does car porch waterproofing cost?

A typical double-storey terrace car porch of 20 x 18 ft is 360 sq ft. At RM7 to RM9 per sq ft, waterproofing costs roughly RM2,520 to RM3,240 with a 10-year warranty. Larger semi-D porches cost proportionally more. Drain outlets and light fittings through the slab need extra detailing.

How much does bathroom waterproofing cost in Malaysia?

Toilet and bathroom waterproofing costs RM2,500 to RM6,000 per bathroom, including hacking the old tiles, new waterproofing and re-tiling, with a 5-year warranty. The range depends on bathroom size, tile choice and whether the shower area or the whole floor is redone.

Is roof coating the same as waterproofing?

No. A heat-reflective or ceramic coating at about RM6 per sq ft reduces heat and protects the surface, with a 5-year warranty. A waterproofing membrane at RM7 to RM9 per sq ft is a thicker system designed to stop water on flat roofs, with a 10-year warranty.

Can I waterproof only the leaking spot on a flat roof?

Usually not effectively. Water on a flat slab travels along cracks before it drips, so the drip point is rarely the entry point. Patching one spot often just moves the leak. Our technician water-tests the roof and recommends the area that actually needs treatment.
