How Long Does Roof Waterproofing Last in Malaysia?

In Malaysia, a properly installed liquid or torch-on membrane on a flat roof carries a 10-year warranty from us, a heat-reflective roof coating 5 years, and bathroom waterproofing 5 years. How long it really lasts depends on surface preparation, ponding, UV exposure and later damage from aircond or solar installers drilling through it.

Warranty periods by system

The most reliable number to plan around is the warranty, because that is what the installer is willing to stand behind. These are ours:

Why Malaysian roofs are hard on waterproofing

Our climate attacks waterproofing from two sides. Strong sun and UV every day of the year age exposed membranes and coatings. Then 2,000 to 4,000 mm of rain a year, delivered in heavy bursts during the monsoons and inter-monsoon storms in April and October, tests every lap, crack and drain outlet.

On top of that, flat roofs are busy places. Water tanks, aircond compressors, solar panels and satellite dishes all get installed after the waterproofing, often by people who do not reseal what they drill through.

What shortens the life of waterproofing

From the failed flat roofs our site teams strip off, the same causes come up again and again:

  • Poor surface preparation: membrane laid over dust, moss or a damp slab never bonds properly
  • Ponding water: low spots that stay wet for days after rain
  • Blocked drain outlets and gutters, which turn a roof into a shallow pool
  • Laps not fully sealed on torch-on membrane
  • Liquid coating applied too thin, in fewer coats than specified
  • Upstands stopping short of the parapet, so water gets in behind
  • New aircond brackets or solar mounts drilled through without resealing
  • Heavy foot traffic and dragged equipment

Signs your waterproofing is failing

Waterproofing rarely fails overnight. Look for these early signs, especially after the first heavy storms of the monsoon:

  • Blisters, bubbles or peeling on the roof surface
  • Lifted or open laps along membrane joints
  • Cracks at the junction between slab and parapet wall
  • Water still ponding a day after rain
  • Damp patches, bubbling paint or mould on the ceiling below
  • Stains that grow after each storm

How to make your waterproofing last longer

Most of this is cheap or free, and it is what separates a roof that lasts its full warranty from one that leaks early.

  • Clear drain outlets and gutters before the November to March monsoon and again before the southwest monsoon
  • Keep foot traffic to a minimum; ask aircond and solar installers to tell you before drilling
  • Have any new penetration resealed by a waterproofing team, not with a tube of silicone
  • Check the roof after big storms for ponding and damage
  • Book an inspection when you first see blisters or ceiling stains, not after the slab is saturated

Repair, recoat or redo?

When waterproofing starts to fail, you do not always need to start over. A small lifted lap or a failed detail around a pipe can be repaired. If the membrane is blistered or peeling across large areas, a full redo at RM7 to RM9 per sq ft is the honest answer, because new layers do not bond to failing old ones.

Worked example: a 360 sq ft car porch redone with a new membrane is about RM2,520 to RM3,240, with a fresh 10-year warranty. A 1,000 sq ft shophouse roof is about RM7,000 to RM9,000.

Condo, apartment and shophouse owners

For strata properties, rooftop waterproofing is usually common property, managed and paid for by the JMB or MC under the Strata Management Act 2013. Waterproofing within your own parcel, such as your bathroom or balcony, is your responsibility. If a leak comes from the roof above a top-floor unit, report it to management in writing.

Check how much life your waterproofing has left

Our technician will water-test the roof, check laps, upstands and drains, and tell you whether repair or a redo makes sense, with a quotation on the spot. All prices are indicative; the exact price is confirmed after the free inspection.

Frequently asked questions

How long does roof waterproofing last in Malaysia?

A properly installed liquid or torch-on membrane on a flat roof carries a 10-year warranty from us. Real lifespan depends on surface preparation, ponding, sun exposure and whether anyone drills through it later. Regular drain clearing and resealing any new penetrations help it last its full term.

How long does torch-on membrane last?

Our torch-on membrane waterproofing carries a 10-year warranty at RM7 to RM9 per sq ft. The weak points that shorten its life are poorly sealed laps, upstands that stop short of the parapet, ponding water and later damage from installers drilling through the membrane.

How long does roof coating last?

Our ceramic and heat-reflective roof coating carries a 5-year warranty at about RM6 per sq ft. Coating protects the surface and reduces heat; it is not a replacement for membrane waterproofing on flat roofs, which carries 10 years.

How often should I redo roof waterproofing?

Redo it when inspection shows widespread failure such as blistering, peeling or open laps, not on a fixed calendar. Many problems can be repaired locally. Have the roof checked when you see ceiling stains or ponding, and before the monsoon if it has been several years.

Does waterproofing fail faster on flat roofs?

Flat roofs are harder on waterproofing because water sits on them instead of running off. Ponding, blocked drain outlets and penetrations from water tanks and aircond units all add stress. Correct falls to drains and a well-detailed membrane are essential.

Is bathroom waterproofing the same lifespan as roof waterproofing?

No. Bathroom waterproofing sits under tiles and is protected from sun, but faces constant water. We warrant toilet and bathroom waterproofing for 5 years, priced at RM2,500 to RM6,000 per bathroom including hacking and re-tiling.
