Why Is My Roof Leaking? A Malaysian Homeowner's Diagnosis Guide
Most Malaysian roof leaks come from cracked or shifted tiles, cracked ridge mortar, failed flashing at party walls, or blocked gutters overflowing in heavy rain. First ask one question: does it leak only when it rains, or also when it is dry? A dry leak usually points to plumbing, aircond or a water tank, not the roof.

Start with the one question that saves you money
Before anyone climbs a ladder, our technicians always ask the same thing: does the water appear only during or after rain, or does it also drip on dry, sunny days? The answer splits the problem in two and stops you paying for the wrong repair.
A rain leak appears during a storm or a few hours after, and dries out over the following sunny days. That is almost always the roof, the gutters, the flashing or a wall opening. A dry leak stays wet or keeps dripping with no rain at all. That points to a water pipe in the ceiling, an aircond drain line, an overflowing water tank in the roof space, or a bathroom above.
Dry leak vs rain leak: quick triage table
Use this table as a first check. It is not a substitute for a site inspection, but it tells you who to call first.
| What you notice | Likely source | Who to call first |
|---|---|---|
| Drips only during or soon after rain | Roof tiles, ridge, flashing, gutter overflow | Roofing specialist |
| Stain grows on dry days too | Water pipe, tank overflow in roof space | Plumber, then roofer if pipe is fine |
| Drip near the aircond indoor unit | Blocked or loose aircond drain pipe | Aircond technician |
| Ceiling stain under an upstairs bathroom | Failed bathroom waterproofing or floor trap | Waterproofing specialist |
| Damp patch on a wall after storms | Wall crack, parapet or window frame | Wall crack / waterproofing specialist |
| Leak only in heavy sideways rain | Flashing, ridge, wall junctions, valley gutter | Roofing specialist |
The most common roof leak causes in Malaysian homes
Most double-storey terraces built in the 1990s and 2000s use concrete or clay tiles on timber trusses. After 20 to 30 years of tropical sun and 2,000 to 4,000 mm of rain a year, a familiar set of weak points shows up.
- Cracked, slipped or broken tiles, often after someone walked on the roof to fix an aircond or satellite dish.
- Ridge and hip mortar cracking, letting wind-driven rain run under the capping tiles.
- Failed flashing where the roof meets the party wall or parapet, the classic terrace leak.
- Clogged gutters and valley gutters that overflow into the roof space in afternoon downpours.
- Rusted zinc sheets or rusted metal deck screws on extensions, kitchens and car porches.
- Ponding water and failed membrane laps on flat concrete roofs and car porch slabs.
- Holes from aircond trunking, antennas and solar panel mounting brackets that were never sealed properly.
Why a roof sometimes leaks and sometimes does not
Many homeowners say the roof only leaks in some storms. That is normal and it is a clue. Light vertical rain may be handled fine, while strong wind pushes water sideways under a cracked ridge or behind loose flashing. A valley gutter may cope with a 20-minute shower but overflow in a one-hour inter-monsoon storm in April or October.
Leaks also travel. Water can enter at one tile, run along a batten or truss and drop onto the ceiling a metre or two away. That is why patching directly above the stain often fails, and why a proper inspection traces the water path rather than guessing.
What a proper inspection checks
When our site team visits, the inspection usually covers the following, depending on safe access.
- Ceiling and wall moisture readings to map how far the water has spread.
- A roof walk or drone view where safe, checking tiles, ridges, hips and valleys.
- Flashing at party walls, parapets, chimneys and wall junctions.
- Gutters, downpipes and valley gutters for blockage, rust and sagging.
- A water test on suspected spots to confirm the entry point.
- The roof space where reachable: wet timber, termite damage, tank and pipe condition.
How much does roof leak repair cost?
Prices below are indicative 2026 ranges in Malaysia. The exact price is confirmed after the free inspection, because roof design, pitch, access and the extent of damage all change the job.
| Job | Indicative range (RM) | Warranty |
|---|---|---|
| Minor roof leak repair (reseal tiles, ridge, flashing, small area) | RM350 - RM1,800 | Up to 1 year workmanship |
| Concrete roof tile replacement (like-for-like) | RM9 - RM15 per sq ft | Quoted |
| Membrane waterproofing on flat roof or car porch | RM7 - RM9 per sq ft | 10 years |
| Gutter replacement (stainless steel / aluminium) | RM35 - RM90 per ft | Quoted |
| Pitched roof steeper than 30 degrees | Add about 15% | - |
What to do right now
Move furniture and electronics away from the drip, put a bucket under it, and switch off any light fitting that is wet. Take photos and a short video of the stain and, if you can do so safely from the ground, the roof above. Note the date and how heavy the rain was. This information helps the technician find the source faster.
Do not climb onto a wet tiled roof yourself. Concrete tiles are slippery and break easily under foot, which often makes the leak worse.
Book a free roof inspection

Frequently asked questions
Why does my roof only leak sometimes?
Intermittent leaks usually depend on wind direction and rain intensity. Wind-driven rain gets under cracked ridge mortar or loose flashing, while gentle rain does not. Valley gutters may also overflow only in very heavy storms. Note which storms cause the leak and share that with the technician, as it narrows down the entry point.
Is a leak on a dry day a roof problem?
Usually not. If the ceiling stays wet or keeps dripping with no rain, the likely sources are a water pipe in the ceiling, an overflowing water tank in the roof space, an aircond drain line or a bathroom above. Check those first. A roof inspection is the next step if they are ruled out.
How much does it cost to fix a roof leak in Malaysia?
Minor roof leak repair such as resealing tiles, ridge or flashing over a small area is indicatively RM350 to RM1,800 in 2026, with up to one year workmanship warranty. Larger jobs like tile replacement or membrane waterproofing are priced per square foot. The exact price is confirmed after the free inspection.
Can I fix a roof leak myself?
Small stopgaps like clearing a gutter from a safe ladder are fine, but walking on a tiled roof is risky and often cracks more tiles. Sealant applied over the wrong spot can also trap water. It is safer to contain the drip indoors and book an inspection to find the real entry point.
How fast can someone inspect my roof?
We usually confirm a free inspection slot within one to three working days in coverage areas. During the monsoon and inter-monsoon storm months, slots book out faster, so sending your address, a description and photos through the booking form early helps secure an earlier visit.
