Monsoon Roof Checklist for Malaysia: What to Check in October and April

Check your roof twice a year, in October before the north-east monsoon and in April before the south-west monsoon. Both are inter-monsoon months with violent storms in the Klang Valley. Clear gutters and valleys, look for cracked tiles and ridge mortar, check flashing, flat roof drains and ceiling stains, and book repairs before the rains peak.

Monsoon Roof Checklist for Malaysia: What to Check in October and April

Why October and April

Malaysia has two monsoons. The north-east monsoon runs from November to March, bringing heavy rain to the east coast and strong afternoon storms on the west coast. The south-west monsoon runs from May to September. The transition months, April and October, bring intense thunderstorms to the Klang Valley and much of the west coast.

That makes early October and early April the natural times to check your roof. Problems found then can be fixed before the heaviest rain, and before contractor schedules fill up in storm season.

Ground-level checklist anyone can do

  • Walk around the house and look up at the roof with binoculars or a phone zoom. Note slipped, cracked or missing tiles.
  • Look for gaps or cracks along ridge and hip capping tiles.
  • Check gutters for sagging, rust stains, plants growing out of them or water stains on the wall below.
  • Check every downpipe outlet at ground level is clear and draining away from the house.
  • Look along the top of the party wall and parapet for cracks and dark streaks.
  • Inside, check every ceiling upstairs for new stains, rings or sagging, especially near walls and under roof junctions.
  • Check the car porch slab and any flat roof drain for leaves and ponding.

October checklist: before the north-east monsoon

October storms are often the most intense of the year for the Klang Valley, and the north-east monsoon follows straight after. Focus on drainage and the parts that take the most water.

What to leave to professionals

Anything that needs you to stand on the roof should be left to a trained site team with proper safety gear. That includes replacing tiles, re-bedding ridges, working on flashing and inspecting steep roofs. Our technicians use roof walks where safe and drones where the pitch or access makes walking unsafe.

Extra checks by house type

Different homes fail in different places. Add these to your list depending on where you live.

  • Double-storey terraces: party wall flashing, the back kitchen extension roof and the junction between old tiles and any metal deck add-on.
  • Semi-Ds and bungalows: long valley gutters, hip ridges and large eave gutters that collect leaves from garden trees.
  • Shophouses and flat RC roofs: ponding, cracked screed, blocked roof drains and parapet wall cracks.
  • Condo top-floor units: report ceiling stains to the JMB or MC early, before the storm season backlog.
  • Houses with solar panels: mounting bracket holes and cable entry points.

Frequently asked questions

When is the monsoon season in Malaysia?

The north-east monsoon usually runs from November to March and the south-west monsoon from May to September. April and October are inter-monsoon months, known for violent afternoon thunderstorms in the Klang Valley and much of the west coast. These are the best months to check your roof before heavier rain.

How often should I inspect my roof in Malaysia?

Twice a year is a sensible routine: once in October before the north-east monsoon and once in April before the south-west monsoon. Also check after any unusually strong storm, after aircond or solar installations on the roof, and whenever a new ceiling stain appears.

How often should gutters be cleaned?

At least twice a year, ideally before each monsoon. Houses near large trees may need clearing every few months. Blocked gutters and valley gutters are one of the most common reasons for ceiling leaks during heavy afternoon storms in Malaysian homes.

Is a free roof inspection really free?

Yes, inspection and quotation are free in our coverage areas across Kuala Lumpur, Selangor, Putrajaya, Negeri Sembilan, Melaka, Johor, Penang, Kedah, Perak and the Kuantan side of Pahang. Some remote areas carry an RM150 inspection fee, which we confirm when you book.

What should I check inside the house before the monsoon?

Look at every upstairs ceiling for stains, rings or sagging, check walls for damp lines near the top, and look under the water tank area if you can see it. Note anything new and take photos. These details help the technician focus the inspection.
