Roof Coating vs Roof Replacement: When Is Coating Enough?

Roof coating is enough when your tiles or metal sheets are structurally sound, the roof is watertight or has only minor leaks, and your main problem is heat or faded surfaces. At about RM6 per sq ft (around RM8,400 for 1,400 sq ft, 5-year warranty), it costs far less than replacement at RM9 to RM25 per sq ft.

Roof Coating vs Roof Replacement: When Is Coating Enough?

The quick way to decide

Owners often call asking for a coating quote when the roof actually needs replacing, and sometimes the other way round. The difference comes down to one question: is the roof underneath still good?

A coating is a surface treatment. It reflects heat, protects the surface and refreshes the look. It does not fix cracked tiles, a sagging truss, rusted-through sheets or failed flashing.

Cost side by side

Using a typical 1,400 sq ft double-storey terrace roof and 2026 indicative rates:

OptionRate1,400 sq ftWarranty
Ceramic / heat-reflective roof coatingAbout RM6 / sq ftAbout RM8,4005 years
Concrete tiles like-for-likeRM9 - RM15 / sq ftRM12,600 - RM21,000Quoted
PU-foam metal deckRM14 - RM22 / sq ftRM19,600 - RM30,80010 years
Stone-coated interlocking tilesRM18.50 - RM25 / sq ftRM25,900 - RM35,00020 years

When coating is enough

From the roofs our technicians inspect, coating makes sense when most of these are true:

  • Tiles are faded or mossy but not cracked across the roof
  • Metal sheets have surface fading but no rust holes
  • The roof is watertight, or has one or two minor leaks that can be repaired first
  • Your main complaint is heat in the upstairs rooms
  • The truss is sound, with no sagging ridge line
  • You want to improve the look before selling or renting out

When coating is a waste of money

Coating over a failing roof just hides the problem for a while. Skip it if:

  • Many tiles are cracked, brittle or break when walked on
  • Leaks keep appearing in different rooms after every storm
  • Metal sheets are rusted through, or screws have rusted out
  • Ridge and hip mortar is cracked along most of its length
  • There are signs of termite damage or sagging in the truss
  • The flat roof membrane is blistered or peeling, which needs proper waterproofing, not coating

Coating with repairs: the middle path

Many roofs sit in between. The tiles are mostly sound, but there are a few cracked ones, some ridge mortar to fix and a flashing that has lifted. In that case, the right move is a roof leak repair first (RM350 to RM1,800) and then the coating. Coating over a known leak point does not seal it.

Worked example: 1,400 sq ft terrace roof, coating about RM8,400 plus leak repairs of RM350 to RM1,800, totals roughly RM8,750 to RM10,200. That is still well under the cheapest re-roof option.

Questions to ask before you pay for a coating

A coating quote that looks cheap can be expensive if it goes on the wrong roof. Before you sign, ask the contractor:

  • Which cracked tiles or leak points will be fixed before coating, and is that in the price?
  • How many coats, and what coverage per coat?
  • Is the price for the full roof surface in sq ft, including hips and ridges?
  • What exactly does the 5-year warranty cover: peeling, fading, or leaks?
  • What happens if it rains before the coating cures?

What a proper coating job includes

A coating is only as good as the preparation. A roof coating job done properly includes:

  • High-pressure washing to remove dirt, moss and loose material
  • Replacing or resealing cracked tiles and fixing ridge mortar first
  • Primer suited to the roof surface
  • Heat-reflective or ceramic topcoats applied to the specified coverage
  • Dry weather for application and curing, planned around Malaysian afternoon storms

Coating for heat: what to expect

A light-coloured heat-reflective coating reflects a portion of the sun's heat before it enters the roof space. Owners usually notice the difference most in the upstairs rooms in the afternoon. For bigger heat reductions, combine coating with turbine ventilators (2 pcs about RM3,400) or look at roof heat insulation.

Frequently asked questions

How much does roof coating cost in Malaysia?

Ceramic or heat-reflective roof coating costs about RM6 per sq ft in 2026, with a 5-year warranty. A typical 1,400 sq ft terrace roof is about RM8,400. Any cracked tiles or leaks should be repaired first, which is priced separately. Exact price is confirmed after a free inspection.

Can roof coating stop leaks?

Not reliably. A coating protects the surface and reflects heat, but it does not seal cracked tiles, failed flashing or broken ridge mortar. Leaks must be repaired first, at RM350 to RM1,800 for minor repairs, then the coating can go on top.

Is roof coating worth it in Malaysia?

Yes, if your roof is structurally sound and your main issue is heat or a faded surface. It costs a fraction of a re-roof. It is not worth it on a roof with widespread cracked tiles, rust-through sheets or truss problems, where replacement is the real fix.

How long does roof coating last?

Our ceramic and heat-reflective roof coating carries a 5-year warranty. How long it looks and performs well depends on surface preparation, coverage and how much foot traffic the roof gets for aircond and water tank servicing.

Can I coat a metal roof?

Yes, if the sheets are sound. Surface rust must be treated and any rusted screws replaced first. If sheets are rusted through, coating will not hold up and replacement, such as PU-foam metal deck at RM14 to RM22 per sq ft, is the better option.
